Why a Chimney Leak Can Carry On After the Obvious Problem Is Fixed

If a chimney leak carries on after a repair, the usual reason is not that the repair failed. It is that the chimney had more than one way in and only one of them was addressed. A crown crack, a flashing lap and a porous face are three separate routes, and a chimney old enough to have one is usually old enough to have two.

The second reason is that water moves. It enters at the top, runs down inside masonry or along a rafter, and appears somewhere else entirely. The stain on the bedroom ceiling is where the water finally got out, not where it got in.

The ways water gets into a chimney

The crown

The most common. A cracked or badly built crown lets water into the top of the chimney, where it soaks down through the masonry.

The flue opening

An uncapped flue is an open pipe pointing at the sky. Rain goes straight down it, sits on the smoke shelf, and mixes with soot to produce both damp and a smell.

The flashing

The join where the chimney passes through the roof, and the source of leaks that only show up in wind-driven rain. Sealant smeared over a failed flashing is the single most common bad repair we find. It buys a season.

The masonry face

Brick is porous, and mortar joints more so. Enough failed pointing on a weather-facing elevation and the chimney does not need a hole to let water in — the wall itself is the route.

Condensation, which is not a leak at all

Sometimes the water was never outside. An oversized or uninsulated flue serving a gas appliance condenses moisture out of the exhaust, and the resulting damp shows up on the chimney breast looking exactly like a roof leak. If damp appears in cold weather when it has not rained, this is where to look.

The point of a leak diagnosis is to find the actual route rather than fix the most likely candidate and hope. That means looking at the crown, the cap or chase cover, the flashing and the surrounding roofing, the condition of the masonry and its joints, the flue and its liner, and the interior where the damp is showing — then working out which of those is consistent with when and where the water appears.

Timing is evidence. A leak only in driving rain points at the weather face or the flashing. A leak in any rain points at the crown or an open flue. Damp in cold dry weather points at condensation. Damp that appeared right after a roof was replaced points at the flashing that roof was built around.
